Cost Control/ Budget

J.S. Vig provides a budget at every stage of architectural design; concept; design development; 80% construction drawings; and final approved permit/bid drawings.

Our estimate is provided in a detailed, 16 division CSI format, isolating the cost of each division of work. At each of these four stages, we present the budget to the project team and discuss each line item of cost in detail. During this discussion, we also provide suggestions for cost-effective constructability of details, and options for LEED implementation.

Finally, we provide value engineering suggestions, where we can identify a lower cost product specification without compromising the architectural design.

Schedule

With every budget update, J.S. Vig provides a detailed project schedule identifying all work items and major milestones. This schedule is then updated on a monthly basis over the course of construction.

In the preconstruction phase, the schedule is used primarily for long-range planning, and to discuss the sequence and means/methods of construction.

Once the project is under construction, an updated project schedule is published every month. Additionally, the project supervisor electronically distributes a rolling 2-week look-ahead schedule at our construction meetings.

This detailed schedule is a tool we use to keep everyone informed about our work in progress.

Quality Control

Project quality control involves a 6-step process:

  • Step 1 --– A budget process that solicits input from key trades in addition to our database of cost.
  • Step 2 – A scheduling process that solicits input from the owner, architect and critical path subcontractors.
  • Step 3 – A thorough review of all low bid subcontractors, to ensure that they are qualified to complete the work.
  • Step 4 – A risk management strategy where our enterprise software ensures that all subcontractors are compliant with our safety program, and carry current certificates of insurance.
  • Step 5 – Our accounting department provides a detailed review of project invoices to ensure that subs are paid in a timely fashion, but are never overpaid for completed work. All invoices and subcontractor requests for change orders are scrutinized by the project manager and supervisor prior to involving the accounting department.
  • Step 6 -– Project quality assurance is conducted by our project engineer (shop drawings and specifications compliance) and project manager/ field supervisor (weekly inspections of completed work).
